Architectural design is the set of drawings that fixes how your building looks, works and sits on its plot. Anyone building in Qatar needs it before requesting a building permit. What we need from you

  • Title deed or other proof of ownership of the plot

Common causes of delay, and how we avoid them

  • Building inside the setback

    A wall, stair or annex that crosses the setback line is a common reason for rejection. We draw the setback lines on the plot before we design anything.

  • Too much coverage or floor area

    Designs often grow until they pass the permitted limits. We keep an area table and check it at every revision.

  • Parking that does not work

    Spaces that are too few, too small or blocked by columns force a redesign. We plan parking and the structural grid together from concept stage.

  • Height measured the wrong way

    Height limits are given in metres as well as floors, and can include parapets and roof structures. We check the full building section, not only the storey count.

What an architect in Qatar does at each design stage

Concept design tests how the building can sit on the plot and how the main spaces connect. Developed design fixes room sizes, facades, stairs, lifts and the space needed for structure and services. How planning regulations shape the design

Every plot sits in a zone set by the Ministry of Municipality under the Qatar National Master Plan. The zoning regulations set the permitted use, maximum height, building coverage, floor area and setbacks. A setback is the minimum clear distance between the building and the plot boundary. Building coverage is the share of the plot that buildings may cover. Separate car parking regulations set the number of spaces by building use and floor area. In October 2025 the Ministry launched an AI-assisted permit system that checks submitted drawings automatically. Unclear or inconsistent drawings are therefore found quickly, so we check ours against the same limits first.

Architectural Design: common questions

Do I need an architect to get a building permit in Qatar?

Yes. Building permit applications are submitted through an engineering consultancy office registered in Qatar, not by the owner directly. We prepare the drawings, submit them and answer the reviewers' comments.

How do I know what I am allowed to build on my plot?

The limits depend on the zoning of the plot. Bring your plot documents to the free consultation and we will explain the rules that apply.

Can you take over a design started by another office?

Yes. We review the existing drawings against the plot regulations first. We then tell you what can be kept and what must change.

How long does architectural design take?

It depends on the size of the building, how quickly design decisions are made and the number of authority comments. We agree a programme at the start. We never promise review times or guarantee an approval.
