Who reviews the drawings

We prepare each submission, answer the comments and follow up until it is cleared.

  • Ministry of Municipality

    Reviews the villa drawings against the villa building regulations and the zoning of the plot, and issues the building permit.

  • Kahramaa

    Qatar's electricity and water corporation reviews the electricity and water design for the villa's connection.

  • Ashghal

    The Public Works Authority checks the drainage connection to the public network, where one serves the plot.

The steps below are the usual sequence. We confirm the exact route for your plot and building type at the start.

    Zoning layouts

    Design development

    We fix plans, elevations and 3D views. Our engineers set the structure, air conditioning, water and drainage routes.

    Permit and construction drawings

    We submit the permit drawings and answer the reviewers' comments. We then issue construction drawings for the approved villa.

Common causes of delay, and how we avoid them

  • Annexes in the wrong place

    An external majlis, garage or staff block has its own rules for position and height. We check every ancillary building against the regulations before fixing the layout.

  • Windows overlooking neighbours

    Upper floor windows and terraces that look into the next plot lead to redesign. We place openings and screens with the neighbouring plots drawn on the plan.

  • Villa too large for the plot

    Rooms added late push the villa over the permitted coverage or into the setback. We keep an area table and update it at every change.

  • No space for air conditioning

    Villas drawn without space for outdoor units, ducts and water tanks need changes after structural design. Our MEP engineers reserve this space at concept stage.

Villa plans built around majlis, family and privacy

A Qatari villa normally works as three zones. The guest zone holds the majlis, its washroom and often a dining room, reached directly from the gate. The family zone holds the living rooms and bedrooms, screened from guests. The service zone holds the kitchen, laundry, staff rooms and driver's room, with its own entrance. We plan the routes first, so guests, family and staff do not cross. Courtyards bring daylight into deep plans without opening the house to the street. We shade west and south glazing, cover the parking and insulate the roof against the summer heat.

What changed in the villa regulations in 2026

In June 2026 the Ministry of Municipality announced amendments to the building regulations for residential villas and palaces. Press reports describe greater permitted heights, an internal mezzanine floor, independent family suites and higher boundary walls. They also describe new options for building above an external majlis or annex. The detailed conditions depend on the plot. Villa Design: common questions

Can you design the villa and get the building permit as well?

Yes. We produce the architecture, structure and MEP drawings and submit the permit application to the Ministry of Municipality. We cannot guarantee approval, but we coordinate all drawings before submission.

Can I add a separate suite for my married son?

The 2026 amendments are reported to allow independent family suites inside a villa. We check your plot and tell you what is possible before design starts.

I am an investor. Can you design several villas on one plot?

Yes, where the zoning of the plot allows it. Compound layouts follow different rules for coverage, spacing and parking than a single family villa.

Can I use villa plans from the internet or another country?

Bring them as a reference. They must still be redrawn to fit your plot and Qatar's villa regulations. A consultancy office registered in Qatar must prepare the permit drawings.
