As-Built Drawings in Qatar for Existing and New Buildings

As-built drawings show a building as it stands today, not as it was planned. In Qatar they support completion certificates, permits to modify or extend, fit-outs, sales and handovers. We measure the building on site and issue architectural, structural and MEP (mechanical, electrical and plumbing) as-built sets.

    Measured site survey

    We measure rooms, walls, openings, levels and heights. We record columns, beams, equipment, panels, pipes and ducts.

    Drafting

    We draw the architectural set first, then the structural and MEP sets on the same base.

    Comparison and site check

    We overlay the as-built plans on the approved permit drawings and list each difference. We recheck doubtful dimensions on site.

    Issue

    You receive CAD and PDF files. If the purpose is a permit or certificate, we prepare that submission.

Common causes of delay, and how we avoid them

  • Permit drawings renamed as as-built

    Inspectors and landlords compare drawings with the real building, and copies fail that check. We draw from our own site measurements.

  • Only the architecture is surveyed

    Modification permits and handovers usually need structural and MEP information too. We agree the discipline list before the survey.

  • Differences left off the drawings

    Unrecorded extensions, partitions or changes of use come out at inspection and delay the certificate. We report every difference early.

What as-built drawings are

As-built drawings are a measured record of a finished or existing building. Design drawings show the intention. As-built drawings show the result, including changes made during construction and afterwards. The architectural set shows walls, doors, windows, levels and room uses. The structural set shows columns, beams and slabs. The MEP set shows the building services as installed. An as-built survey is the site measurement that makes these drawings reliable.

When you need as-built drawings in Qatar

The Ministry of Municipality issues the building completion certificate at the end of construction. The application includes as-built drawings stamped by the supervising consultant. A permit to modify or extend an existing building starts from drawings of what exists today. Many older villas and commercial buildings in Doha have no usable drawings, so a survey comes first. Buyers and tenants often ask for current drawings before a sale or lease. Tower and mall managements commonly require as-built drawings when a fit-out finishes. Facility management teams need them at handover.

When the building differs from its approved permit drawings

Differences are common. Owners add rooms, enclose car parking, move partitions or change a use without updating the permit. We do not hide them, because an inspection will find them. We sort them into three groups. Minor differences can be shown on the as-built drawings. Others need a modification permit, so that the approved drawings match the building. Some break planning or fire safety rules, such as setbacks or escape routes, and may have to be removed. The Ministry of Municipality decides each case. We explain the likely route before you apply.

As-Built Drawings: common questions

Are as-built drawings required for a building completion certificate in Qatar?

Yes. They form part of the completion certificate file that the consultant submits to the Ministry of Municipality. They must match the finished building, because an inspection follows.

Can you prepare as-built drawings when no old drawings exist?

Yes. We survey the building from nothing and draw every floor. Reinforcement inside concrete cannot be measured by eye, so we advise on specialist scanning where a permit needs it.

What do cost and timing depend on?

Both depend on floor area, the number of disciplines, site access and whether old drawings exist. The first consultation is free, and we quote after it.

How do as-built drawings differ from shop drawings?

The contractor makes shop drawings before work starts, to show how each part will be built. As-built drawings show what was built. On new projects, marked-up shop drawings are the main source.
