Kahramaa
Qatar's electricity and water corporation reviews the building's loads and the rooms for substations, switchgear and meters.
Ashghal
The Public Works Authority reviews the drainage connection and the vehicle access to the public road.

Common causes of delay, and how we avoid them
Parking count found too late
The required spaces depend on the uses and floor areas. Counted late, they often force the building to shrink. We calculate parking during the plot study.
Escape stairs added afterwards
Stairs, exits and travel distances that fail Civil Defence requirements force changes to every floor. We set the fire strategy on the first concept plans.
No room for services
Substations, pump rooms, water tanks and shafts are often missing from early drawings. Our MEP engineers size these spaces during concept design.
Uses the zone does not permit
A plot may not allow the mix of retail, office or residential that the owner wants. We confirm permitted uses before we draw.
Efficiency: how much of the building earns income
Efficiency is the share of the built floor area that can be rented or sold. Every extra square metre of core, corridor or plant room reduces income. For apartment buildings we test the unit mix against the parking each unit type needs. For offices we plan clear floors around a compact core. For warehouses we fix clear height, column spacing, loading doors and truck turning first. For retail we protect frontage, visibility and service access.
Fire safety and approvals from the first sketch
Qatar Civil Defence reviews commercial and multi-storey residential buildings for fire and life safety. Its guidelines use NFPA standards, the fire codes of the National Fire Protection Association, as the main reference. Escape routes and stair numbers fix the position of cores, so designing them late is costly. As your residential building consultant in Doha, we also prepare the Ministry of Municipality, Kahramaa and Ashghal submissions. Some central Doha plots carry block rules on use mix, frontage and arcades. We cannot guarantee approval, but we remove avoidable causes of rejection.

Can you tell me what I can build before I develop a plot?
Yes. A plot development study sets out the permitted uses, floors, floor area, setbacks and parking. You can test the project before paying for full design.
Do you design warehouses and industrial buildings?
Yes. We design warehouses, workshops and showrooms, including loading areas and truck access. Plots inside industrial or logistics areas may follow the rules of the body that manages the area.
Can one building mix shops, offices and apartments?
Yes, where the zoning permits mixed use. Each use has its own parking rate, entrance, escape and services needs, so we plan them together.
How long do design and approvals take?
It depends on the building size, the number of authorities involved and their comments. We agree a programme at the start and do not promise authority review times.
