Common causes of delay, and how we avoid them
Load schedule does not match the equipment
Kahramaa reviewers check the load schedule against the drawings. We build the schedule from the actual equipment list and cross-check it.
No space for a substation
Larger loads can require a Kahramaa substation room on the plot. We estimate the load at concept stage so the architect can plan it.
Fire systems that ignore the escape plan
Sprinkler and alarm layouts must match the escape routes on the architectural plans. We design both from one agreed fire strategy.
What MEP design covers
MEP design decides how a building is cooled, powered, supplied with water, drained and protected from fire. In Qatar, cooling is the largest load in most buildings, so HVAC design drives the electrical demand. We start with a heat load calculation for each room, based on Doha's summer conditions, glazing and occupancy. The electrical design then adds lighting, sockets, lifts, pumps and kitchen equipment. Plumbing and drainage cover water storage, pumping, foul water and rainwater up to the public connection.
Kahramaa requirements
Kahramaa is the Qatar General Electricity and Water Corporation. It publishes regulations for electrical and water installations inside buildings. It also publishes an Energy and Water Conservation Code. The code sets minimum requirements for insulation, air conditioning efficiency, lighting and water fixtures. Our electrical drawings show the load schedule, single line diagram, metering and earthing. Our water drawings show the incoming connection, tanks, pumps and metering. Kahramaa reviews these drawings during the building permit process.
Qatar Civil Defence requirements
Qatar Civil Defence, often written QCDD, is the General Directorate of Civil Defence at the Ministry of Interior. It reviews fire and life safety in building designs. Its technical requirements use the codes of the National Fire Protection Association (NFPA) as the main reference. Depending on building type and size, the design may need sprinklers, hose reels, fire pumps, alarms and emergency lighting. QCDD expects drawings and hydraulic calculations signed by the consultant. Fit-outs also need QCDD review when they change fire systems.

Do I need MEP drawings for a villa building permit?
Yes. A villa permit application includes electrical, water and drainage drawings as well as architectural and structural drawings. Air conditioning loads matter because they set the electrical supply that Kahramaa must approve.
Who submits the drawings to Kahramaa and Civil Defence?
The consultant submits them on the owner's behalf through the building permit process. We handle the submissions and the replies.
Do you provide HVAC design for restaurants in Qatar?
Yes. Restaurant HVAC design covers kitchen extract hoods, fresh air supply and grease handling in the drainage. Tower and mall landlords usually add their own rules, and we design to both.
What affects how long MEP approval takes?
Timing depends on the building type, the authorities involved and the quality of the first submission. We do not promise approval dates, because each authority controls its own review.
